title
Planning Commission conduct a public hearing and find the Project exempt from further environmental review pursuant to Section 15301 of the California Environmental Quality Act Guidelines, and adopt a resolution approving Conditional Use Permit (CUP) 26-29 amending Conditional Use Permit (UPJ 22-43) to allow for the expansion of an existing Indoor Amusement/Entertainment Facility use to an adjoining tenant suite and existing enclosed outdoor seating area, for the Deaf Puppy Comedy Club located at 127 North Main Street, Manteca (APN: 217-210-52).
body
Background Information:
APPLICATION NO.: CUP 26-29 (UPJ 22-43 MOD)
APPLICANT: Chris Techeira
PROJECT LOCATION: 127 North Main Street, Manteca (APN: 217-210-52)
PROJECT DESCRIPTION:
The Deaf Puppy Comedy Club is requesting approval of a Conditional Use Permit (CUP) to amend Conditional Use Permit (UPJ 22-43) approved by the Planning Commission in July of 2022.
The 2022 UPJ allowed for the establishment of the Indoor Amusement/Entertainment Facility use (“the Comedy Club” within the building's tenant space. The amended CUP would allow the Comedy Club to expand its operations into an adjoining tenant suite and the existing enclosed outdoor seating area.
The Comedy Club currently occupies approximately 3,920 sq. ft., with a proposed expansion of approximately 1,080 sq. ft. into the adjoining tenant suite and 3,250 sq. ft. enclosed patio area. The amendment to UPJ 22-43 would allow the Comedy Club to continue to operate as amusement/entertainment use in the new 8,250 sq. ft. venue and continue to provide ancillary food and on-site alcohol sales. There are no additional amendments to the conditional use being proposed.
ENVIRONMENTAL CLEARANCE:
The proposed Project is exempt from environmental review pursuant to the California Environmental Quality Act (CEQA) under CEQA Guidelines Section 15301 (Existing Facilities), because the Project entails a negligible expansion of operations of a permitted use on an existing private structure.
