PROJECT DESCRIPTION:
Request for one-year extension of the approved Site Plan and Design Review (SPR) and Tentative Parcel Map (TPM). The Project’s tentative parcel map consists of an existing parcel being divided into two parcels, and a site plan and design review to develop the west lot of the TPM with a 5,200 square-foot retail store and quick-service restaurant, a 2,000 square-foot drive-through car wash with a 6-stall car vacuum station, and a 12-car fueling station with a canopy. The Project site is situated on the north side of E. Yosemite Avenue, between Pestana Avenue and N. Vasconcellos Avenue. The entitlement was originally approved by the Planning Commission on April 18, 2024
This request for extension includes revised Conditions of Approval. These revisions pertain to outside agency requirements, specifcially the South San Joaquin Irrigation District storm drainage improvement requirements on the Project site. Conditions of approval have also been reformatted to align with the current Department policy. No site plan changes are required or proposed as a result of these amended conditions.
ENVIRONMENTAL DETERMINATION:
As part of the original approval, the Planning Commission found the Project exempt from further environmental review pursuant to Section 15332, “In-Fill Development Projects” of the California Environmental Quality Act, therefore no additional environmental review is warranted as part of this action.
