Background:
The City Council approved the Final Map and Improvement Agreement for Villa Ticino West Unit No. 6 on September 6, 2023. Villa Ticino West Unit No. 6 subdivided approximately 22.33 acres into 118 residential lots, and public rights-of-way. The estimated cost of the improvements was $3,034,175.82 as included in the Improvement Agreement.
The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, markings, street signage, street lighting, sewage systems, storm drainage systems, water systems, and perimeter fencing.
On August 20, 2024, the City Council approved partial acceptance of public improvements in accordance with the Subdivision Partial Acceptance Policy for the Villa Ticino West Unit No. 6 subdivision, Tract 4117.
The public improvements for Villa Ticino West Unit No. 6 have been completed in accordance with the approved improvement plans. Refer to the attached memorandum from the City Construction Inspector (Attachment 2).
In accordance with the City of Manteca Municipal Code, the Performance Bond will be exonerated upon acceptance of the improvements by City Council and submittal of a Warranty Bond. The Labor and Materials Bond will be exonerated six (6) months after the date of acceptance if no claims have been received by the City for lack of payment. The Warranty Bond will be exonerated twelve (12) months after the date of acceptance, once the improvements have been re-inspected and the work is found to be in good condition as determined by the City Engineer or any defects have been repaired.
Fiscal Impact:
There is no fiscal impact associated with this action.
