PROJECT LOCATION: The project sites are located along West Yosemite Avenue and South Airport Way.

 

PROJECT DESCRIPTION:

The proposed project consists of a General Plan Amendment to the Land Use Map and a Rezone amending the Zoning Map for a site located on West Yosemite Avenue and South Airport Way in the City of Manteca. The amendments are intended to provide consistency between the City’s General Plan and Zoning and to facilitate future public infrastructure improvements, public/quasi-public facilities, commercial development opportunities, and residential development opportunities. The project does not include approval of any specific development proposal or construction activity at this time.

 

The ten (10) parcels encompass approximately 23.08-acres identified by addresses 2282 W. Yosemite Avenue (APN 241-300-04), 2268 W. Yosemite Avenue (APN 241-300-05), 2260 W. Yosemite Avenue (APN 241-300-06), 2242 W. Yosemite Avenue (APN 241-300-07), 2354 W. Yosemite Avenue (APN 241-300-67), 2320 West Yosemite Avenue (APN 241-300-68), 2372 W. Yosemite Avenue (APN 241-300-71), 2186 W. Yosemite Avenue (APN 241-300-74), 2264 W. Yosemite Avenue (APN 241-300-75, and 2218 West Yosemite Avenue (APN 241-300-76).

 

ENVIRONMENTAL DETERMINATION:

An Initial Study and Mitigated Negative Declaration (SCH# 2026040460) (IS/MND) was prepared for the Project pursuant to Sections 15063 and 15070 of the California Environmental Quality Act Guidelines. The IS/MND determined that implementation of the proposed project could result in potentially significant impacts related to air quality, biological resources, cultural resources, geology and soils, hazards and hazardous materials, noise, and tribal cultural resources. However, the IS/MND identified mitigation measures that would reduce all potentially significant impacts to a less-than-significant level. The IS/MND concluded that, with implementation of the identified mitigation measures, the proposed project would not result in any significant unavoidable environmental impacts.
