Background:

The Improvement Agreement for the Loma Brewery Offsite Improvements was approved by City Council on August 20, 2024. The Loma Brewery project constructed a restaurant/brewery at the northwest corner of the Daniels Street/Milo Candini Drive intersection. To support the new building the Developer installed water, sanitary sewer and storm drain infrastructure, as well as a trash enclosure and other ancillary site improvements. The estimated cost of the improvements is $417,856.94, as included in the Improvement Agreement.

 

The public improvements for the Loma Brewery project have been completed in accordance with the approved improvement plans, as referenced in the City Construction Inspector’s memorandum (Attachment 3).

 

In accordance with the City of Manteca Municipal Code, the Performance Bond will be exonerated upon acceptance of the improvements by City Council and submittal of a Warranty Bond. The Labor and Materials Bond will be exonerated six (6) months after the date of acceptance if no claims have been received by the City for lack of payment. The Warranty Bond will be exonerated twelve (12) months after the date of acceptance, once the improvements have been re-inspected and the work is found to be in good condition as determined by the City Engineer or any defects have been repaired.
