PROJECT LOCATION: 2298 W. Louise Avenue (APN 198-160-27)

 

PROJECT DESCRIPTION:

Request for one-year extension of an approved Site Plan and Design Review for a 324-unit apartment complex. The approved development will contain 156 one-bedroom, 144 two-bedroom, and 24 three-bedroom apartments, with associated parking, lighting and open space. The project will provide fourteen three-story residential buildings, each containing 24 units. A fifteenth building will be a two-story office/clubhouse and a gym.

 

The Project was originally approved at the June 20, 2024 Planning Commission hearing, with an expiration date of June 20, 2026. The applicant subsequently applied for a one-year extension, in consistency with MMC 17.08.120.

 

The Conditions of Approval have been revised for the following reasons: 1) to update formatting, 2) to include additional off-site improvement requirements from the Engineering Department 3) to include new Fire Code requirements, and 4) to provide the new entitlement expiration date.

 

ENVIRONMENTAL DETERMINATION:

The Project has been deemed statutorily exempt from further environmental review pursuant to the requirements of the California Environmental Quality Act (CEQA) and the CEQA Guidelines, Article 12, section 15183 “Projects Consistent With A Community Plan Or Zoning”, as determined and evidenced by Planning Commission Resolution 1663.
