Background:

On June 4, 2019, the City Council conditionally approved the Griffin Park Unit No. 6 Tentative Subdivision Map. The map proposed to subdivide 301 acres of land into 1,301 residential lots, five acres of Commercial Mixed Use, six acres of open space and 20 acres of park land.

 

In accordance with the Conditions of Approval for the subdivision, the developer is required to install intersection improvements at the Tinnin Road/Antone Raymus Parkway intersection if the right-of-way to install the full intersection improvements has been acquired by the City. If the right-of-way has not been acquired by the City, the developer is required to deposit funds with the City to cover the cost of the improvements that would be their responsibility. The City does not currently have the needed right-of-way required for the developer to install the full intersection improvements so the developer has submitted funds in the amount of $342,619.09 which will be used in the future to construct the improvements.

 

The Griffin Park Unit No. 6 Final Map will create 64 of the approved residential lots and install improvements valued at approximately $2,600,000.

 

Fiscal Impact:

The developer has deposited $342,619.09 to construct improvements at the Tinnin Road/Antone Raymus Parkway intersection in the future. Interest accrued on this deposit shall be reserved for use on the future construction of said improvements.

 

Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility, which will be funded through the development’s participation in a community facilities district or other funding mechanism.
