body
Background:
On June 7, 2022, City Council conditionally approved the Machado Ranch Tentative Subdivision Map. The map proposed to subdivide 161.2 acres into 827 residential lots, a park, a storm drain detention basin, and a levee access and pocket park.
The owner/developer, JEN California 34, is seeking to enter into an Improvement Agreement for in-tract improvements as well as record the associated Final Map for Machado Ranch Unit No. 3. The Machado Ranch Unit No. 3 Final Map will subdivide 75.55 acres into 71 residential lots (8.10 acres),1 landscape lot (0.12 acres) seven large lots (59.99 acres), 2 paseo lots (0.26 acres), park/storm drain basin (2.94 acres), and public rights-of-way (4.14 acres) and install improvements valued at $8,297,146.75.
In accordance with Title 16, Section 16.23.080 of the Manteca Municipal Code, the owner has worked with the City to complete the agreement and will submit the required bonds prior to the start of work.
With this action City Council will be approving an Improvement Agreement for the in-tract and offsite Improvements and the Final Map for Machado Ranch Unit No. 3.
Fiscal Impact:
The improvement agreement includes $50,694 in reimbursements to the developer from Public Facilities Implementation Plan funds collected by this development.
Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility, which will be funded through the development’s participation in a community facilities district or other funding mechanism.
