title
Adopt a resolution accepting a Grant Deed from Michael D. Randall and Nancy S. Randall, Trustees of The Michael & Nancy Randall Revocable Living Trust for 4,345 square feet of real property for right-of-way purposes over a portion of 2179 W. Woodward Avenue (APN: 241-320-23).

Background:
Per a Condition of Approval for the Machado Ranch Subdivision, the Developer must install frontage improvements along 2179 W. Woodward Avenue, including roadway paving, sidewalk, and curb and gutter. The frontage improvement installation is in accordance with the City's adopted Transportation Public Facilities Implementation Plan.
To facilitate the installation of the frontage improvements, the Developer needed to acquire right-of-way, on the City's behalf, on the north side of W. Woodward Avenue to widen the existing right-of-way.
Michael D. Randall and Nancy S. Randall, Trustees of The Michael & Nancy Randall Revocable Living Trust (Randall), are the fee title owners of 2179 W. Woodward Avenue and therefore the signatories for the Grant Deed (the "Property Owners"). Per conversations with the Property Owners and a Power of Attorney provided to the City, Michael Randall signed both in his capacity and as Attorney-in-Fact for Nancy Randall. The City Attorney's Office has reviewed these documents for legal sufficiency and determined that sufficient proof has been provided for Michael Randall to enter into this transaction.
With this action, City Council will accept the dedication from Randall, which will accommodate the installation of the required improvements along the frontage of 2179 W. Woodward Avenue.
