Background:
The City Council approved the Final Map and Improvement Agreement for Yosemite Greens on February 15, 2022. Yosemite Greens subdivided approximately 14 acres of land into 99 residential lots, a park/storm drain basin lot, and public rights-of-way. The estimated cost of the improvements is $5,428,384.36, as included in the Improvement Agreement.

The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, street markings, street signage, street lighting, sewage systems, storm drainage systems, water systems, perimeter fencing and the park.

The public improvements for the Yosemite Greens have been completed in accordance with the approved improvement plans. Refer to the attached memorandum from the City Construction Inspector (Attachment 2).

As a condition of approval for this project the Developer (DR Horton) was required to pipe the Drain 5 canal located centered on the project's southern property line. To complete this work the Developer would need to acquire permission, and grant of easement to the City, from the adjacent property owner since the Drain 5 canal is centered on the common property line.
