Recommendation:

Adopt a resolution approving the Improvement Agreement for Diamond Villas Subdivision, Tract 3942; and authorizing the City Manager to take all necessary actions to effectuate the agreement.

Background:
On January 16, 2024, the City Council approved the Improvement Agreement and Final Map for the Diamond Villas Subdivision, Tract 3942. The Diamond Villas Subdivision proposed to subdivide approximately 2.19 acres into 43 multiple family residential lots and 8 common area lots.
Due to the prior Improvement Agreement having expired on January 16, 2025, it is necessary to process a new Improvement Agreement at this time. The owner/developer, Diamond Villa Townhomes, LLC, and Inder Design Build, LLC, is seeking to enter into an Improvement Agreement for certain public improvements for the Diamond Villas Subdivision. In accordance with Title 16, Section 16.23.080 of the Manteca Municipal Code, the owner/developer has worked with the City to complete the agreement and has submitted the required bonds.
With this action City Council will be approving the Improvement Agreement for Diamond Villas.
Fiscal Impact:
There is no fiscal impact associated with this item. Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility.
