Background:
On June 4, 2019, the City Council approved the Tentative Map for the Griffin Park subdivision. The map approved subdividing approximately 300 acres of land into the following: 1,301 residential lots on 270 acres; 5.0 acres of Commercial Mixed Use; 6.0 acres of Open Space; and 19.0 acres of parks.

In accordance with the Manteca Municipal Code (MMC) Title 16 Section 16.13.060, a subdivider may request approval from the City Council to start improvement work related to a subdivision prior to the approval and recordation of the Final Map.

Griffin Park Development Company LLC, developer of the Griffin Park Unit No. 6 subdivision, has submitted a written request to begin work on the subdivision prior to recordation of the Final Map. All conditions of MMC Title 16 Section 16.13.060 (B)(1) through (B)(5), copied below, will be met prior to the start of work.

B. No improvement work shall occur and no permit shall be issued for any improvement work on any land in a subdivision or on any improvement for a subdivision prior to approval and recordation of the Final Map unless all of the following conditions are met:

1. The subdivider has made written application to the Engineering Department and has obtained approval from the City Council for such work;

2. The tentative subdivision map has been approved or conditionally approved;

3. Any re-zoning to make the lots conform to the city zoning ordinance has been approved; and
