Recommendation:

Adopt a resolution approving the Improvement Agreement for Manteca Luxury Apartments and authorizing the City Manager to sign and take all necessary steps to effectuate the Agreement.

Background:
On November 27, 2018, the Planning Commission conditionally approved the Manteca Luxury Apartments Project. The project was conditioned to install a traffic signal at its main entrance/exit on W. Lathrop Road and install a bus/landscape along its W. Lathrop Road frontage. The traffic signal location incorporates the existing Raley’s grocery store’s W. Lathrop Road access point as the southern leg of the signal.
The work to install these improvements is valued at $785,934.50.
Fiscal Impact:
There is no fiscal impact associated with this item. Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility, which will be funded through the development’s participation in a community facilities district or other funding mechanism.
