Recommendation:

Adopt a resolution approving the Improvement Agreement and Final Map for Villa Ticino West Unit No. 8, Tract 4177; authorizing the City Manager to sign and take all necessary steps to effectuate the Agreement; and authorize the Mayor to sign the Final Map.

Background:
On July 21, 2015, City Council conditionally approved the Villa Ticino West Tentative Subdivision Map. The map allows the subdivision of approximately 229 acres into 760 residential lots, a 12.40-acre High Density Residential parcel, a 19.17-acre Neighborhood Commercial parcel, a 1.01-acre Public/Quasi-Public parcel, and two parks consisting of 13.99 acres.
At this time the owner/developer, AG EHC II (MTH) CA 2, L.P. a Delaware limited partnership, of Unit No. 8 is seeking to enter into an Improvement Agreement and record the associated Final Map to develop 20.17 acres, creating 88 residential lots. In accordance with Title 16, Section 16.23.080 of the City of Manteca Municipal Code, the owners have worked with the City to complete the agreement and have submitted the required bonds.
With this action, City Council will be approving the Improvement Agreement and the Final Map for Villa Ticino West Unit No. 8.
Fiscal Impact:
There is no fiscal impact associated with this item. Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility.
