Background:
The City Council approved the Improvement Agreement and Final Map for Denali Unit No. 4 on July 16, 2024. Denali Unit No. 4 subdivided approximately 20 acres of land into 111 residential lots, landscape lots and public rights-of-way. The estimated cost of the improvements is $3,961,068.87, as included in the Improvement Agreement.

The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, street markings, street signage, street lighting, sewage systems, storm drainage systems, water systems and perimeter fencing.

TH Denali, LLC., developer of the Denali Unit No. 4 subdivision, has requested to construct and occupy completed homes prior to final acceptance of the subdivision public improvements. This partial acceptance will establish legal access to all parcels but does not accept maintenance of the public improvements, which will remain with the Developer. This partial acceptance does not initiate the one-year warranty period for the improvements. The warranty period begins with the final acceptance of the public improvements.

Public improvements necessary for the ingress and egress and the public utilities have been completed in accordance with the approved plans. There are no health and safety items outstanding.
