Adopt a resolution accepting a Grant Deed from Pulte Home Company, LLC for a 714 square foot Wall and Landscape Easement over a portion of 1544 Pinchot Drive (APN 268-290-02) and accepting a Grant Deed from TMPG Oakwood Trails, LLC for a 742 square foot Wall and Landscape Easement over a portion of 1558 Pinchot Drive (APN 268-290-01).

Background:

During the construction of the improvements for the Oakwood Trails subdivision, it was discovered that the masonry walls along the Bluff Oak Drive frontage of 1544 Pinchot Drive and 1558 Pinchot Drive were not able to be constructed in the City’s right-of-way, as intended.

 

To rectify this discrepancy the Developer, TPMG Oakwood Trails, LLC, proposed to dedicate a Wall and Landscape Easement over the wall on 1558 Pinchot Drive. Additionally, the Developer has worked with Pulte Home Company, LLC, which now owns 1544 Pinchot Drive, for a Wall and Landscape Easement on that property. The proposed easements will provide the City with legal access for maintenance of the masonry walls along Bluff Oak Drive.

 

The developer has worked with the City to ensure the easement is properly laid out in relation to the location of the masonry wall.

 

With this action City Council will accept the easement dedication from TPMG Oakwood Trails, LLC and Pulte Home Company, LLC, which will provide legal access to the masonry walls.

 

Fiscal Impact:

There is no fiscal impact associated with this item.
