Background:

On December 6, 2023, the City Council conditionally approved the Airport Plaza Site Plan.

 

A condition of the Site Plan approval allows for the dedication and installation of a part-width street in accordance with Manteca Municipal Code, Title 16, Part III, Chapter 16.23, Section 16.23.060(B)(1)(g) which states Notwithstanding any other provision of this section to the contrary, the city council, by four-fifths vote, as provided in Section 1805 of the California Streets and Highways Code <https://resolve.ecode360.com/state_code/ca/ca_shc>, may approve a part-width street along the boundary of a land division that consists of full improvements to the subdivision side of centerline, plus one twelve-foot paved traffic lane and one and two-foot paved shoulder beyond centerline.

 

As such, the Developer has the option to request that the City Council approve street dedication and improvement installation to the part-width standard described above for N. Airport Way and W. Lathrop Road.

 

The Developer has submitted a letter detailing the request for this option. The land on the opposite side of N. Airport Way and W. Lathrop Road is a privately owned parcel. The Owner/Developer of that parcel will be responsible for completion of the full width dedication and improvement installation when the parcel develops.

 

Fiscal Impact:

There is no fiscal impact associated with this action.
