Request to Amend Conditions of Approval for Quintal Road Project

Recommendation:

title

Adopt a resolution amending the Conditions of Approval for the previously approved Quintal Road Residential Project, an 818-unit residential development, located at 144, 292, 301 and 490 E. Quintal Rd., APNs.: 224-040-52, 06, 07 and 11.

body

Background:

At the November 19, 2024, City Council Meeting, the Manteca City Council approved the Quintal Road Project, a 818-unit residential project containing low, medium, and high density residential units at 144, 292, 301 and 490 E. Quintal Rd., APNs: 224-040-52, -06, 07, and 11.

Immediately following the approval of the Project at the meeting, City staff noticed that conditions that were agreed upon by the Developer and the City to address development impacts were missing from the Conditions of Approval after City staff and the Developer had negotiated these conditions in good faith. The missing conditions were the result of a staff omission by the City. At the City Council meeting of November 19, 2024, City staff and the Developer discussed in good faith bringing the Conditions of Approval back as soon as feasible to completely memorialize the agreement between the City of Manteca and the Developer. The Conditions of Approval are attached in redline in order to easily identify the conditions that were previously omitted at the November 19, 2024, City Council meeting.

Fiscal Impact:
