Adopt a resolution accepting Public Improvements for Villa Ticino West Unit No. 6 (Tract 4117) subdivision; approving exoneration of the Performance Bond; approving exoneration of the Labor and Materials Bond six (6) months after the date of acceptance; and approving exoneration of the Warranty Bond twelve (12) months after the date of acceptance.

Background:
The City Council approved the Final Map and Improvement Agreement for Villa Ticino West Unit No. 6 on September 6, 2023. Villa Ticino West Unit No. 6 subdivided approximately 22.33 acres into 118 residential lots, and public rights-of-way. The estimated cost of the improvements was $3,034,175.82 as included in the Improvement Agreement.
The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, markings, street signage, street lighting, sewage systems, storm drainage systems, water systems, and perimeter fencing.
On August 20, 2024, the City Council approved partial acceptance of public improvements in accordance with the Subdivision Partial Acceptance Policy for the Villa Ticino West Unit No. 6 subdivision, Tract 4117.
The public improvements for Villa Ticino West Unit No. 6 have been completed in accordance with the approved improvement plans. Refer to the attached memorandum from the City Construction Inspector (Attachment 2).
In accordance with the City of Manteca Municipal Code, the Performance Bond will be exonerated upon acceptance of the improvements by City Council and submittal of a Warranty Bond.
