Background:

On February 15, 2011, City Council conditionally approved the Trails of Manteca Tentative Subdivision Map. The map proposed to subdivide approximately 300 acres of land into 1,178 single-family residential lots, 192 townhomes/garden apartments, and 280 apartments.

 

On September 1, 2020, City Council approved an amendment to the Development Agreement which included a Reduced Density Alternative that increased the lot count to 1,266 single-family dwelling units.

 

The Trails of Manteca Unit No. 6 Final Map will create 86 of the approved residential lots and install improvements valued at approximately $6,480,906.13.

 

Fiscal Impact:

There is no fiscal impact associated with this item. Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City’s responsibility, which will be funded through the development’s participation in a community facilities district or other funding mechanism.
