Adopt a resolution approving the Improvement Agreement and Final Map for 320 Airport Way Subdivision, Tract 4165; authorizing the City Manager to sign and take all necessary steps to effectuate the Agreement and authorizing the Mayor to sign the Final Map.

Background:
On April 19, 2022, City Council conditionally approved the 320 Airport Way Tentative Subdivision Map. The map proposes to subdivide 13 acres of land into 116 residential lots.
The 320 Airport Way Subdivision Final Map will create all 116 of the approved residential lots and install improvements valued at approximately $9,691,400.65.
Fiscal Impact:
Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City's responsibility, which will be funded through the development's participation in a community facilities district or through the annual budget process, and any additional funding needed is subject to Council's approval.
The 36" Sanitary Sewer Infrastructure required to be installed by this development is part of the Central Sewer Trunk Project (CIP# 24004). Reimbursement will be made to the developer, funded out of budgeted appropriations associated with CIP# 24004, within Fund 640 (Sewer O&M) (Account 640.00.00.900-8050.02), for a not-to- exceed amount of $2,121,770.16, upon completion of this sanitary sewer infrastructure.
The developer of the adjacent subdivision (Yosemite Greens) previously deposited funds ($902,364.16) with the City, as was required for their fair share contribution of the Drain 5 improvements that are now being installed by the 320 Airport Way development.
