Background:
The City Council approved the Improvement Agreement and Final Map for Griffin Park Unit No. 6 on June 17, 2025. Griffin Park Unit No. 6 will subdivide approximately 13.43 acres of land into 64 residential lots and public rights-of-way. The estimated cost of the improvements is $2,600,000, as included in the Improvement Agreement.

The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, street markings, street signage, street lighting, sewage systems, storm drainage systems, water systems, and perimeter fencing.

Raymus Homes, developer of the Griffin Park Unit No. 6 subdivision, has requested to construct and occupy completed homes prior to final acceptance of the subdivision public improvements. This partial acceptance will establish legal access to all parcels but does not accept maintenance of the public improvements, which will remain with the Developer. This partial acceptance does not initiate the one-year warranty period for the improvements. The warranty period begins with the final acceptance of the public improvements.

Public improvements necessary for the ingress and egress and the public utilities have been completed in accordance with the approved plans. There are no health and safety items outstanding.
