Background:
On November 19, 2024, the Manteca City Council approved Emblem Manteca, an 818-unit residential project containing low, medium, and high-density residential units at 144, 292, 301 and 490 E. Quintal Rd., APNs: 224-040-52, -06, 07, and 11.
At this time, the developer is seeking to subdivide the project site into six (6) large lots on 64 acres of the project, which will be further subdivided into the residential lots at a future date.

In accordance with the Conditions of Approval, the developer is offering for dedication the Buena Vista Drive extension and the widening of E. Atherton Drive to the City for improvements. The improvements include sewer, water, and storm drainage systems, curb, gutter, sidewalks, pedestrian path, bus turnout, sewer lift station, a traffic signal, and streetlights. The improvements installed are valued at approximately $4,567,234.

With the approval of the Final Map, the City Council will also be approving the abandonment of the portion of E. Quintal Road right-of-way along the northern boundary of the map, in accordance with Section 66445(j) of the Subdivision Map Act.
