Background:
On June 7, 2022, City Council conditionally approved the Machado Ranch Tentative Subdivision Map. The map proposed to subdivide 161.2 acres into 827 Low Density Residential Lots, a Park, a Storm Drain Detention Basin, and a Levee Access and Pocket Park.

The owner/developer, Meritage Homes of California, is seeking to enter into an Improvement Agreement for in-tract and offsite improvements as well as record the associated Final Map for Machado Ranch Unit No. 2. The Machado Ranch Unit No. 2 Final Map will subdivide 52.44 acres into 202 residential lots (26.74 acres), three large lots (1.65 acres), Park / Storm Drain Basin (7.80 acres), and public right-of-ways (16.24 acres).

In accordance with Title 16, Section 16.23.080 of the Manteca Municipal Code, the owner has worked with the City to complete the agreement and will submit the required bonds prior to the start of work.

With this action City Council will be approving an Improvement Agreement for the In-tract and Offsite Improvements and the Final Map for Machado Ranch Unit No. 2.

Fiscal Impact:
There is no fiscal impact associated with this item. Once the improvements are accepted by the City, the maintenance of the infrastructure will be the City's responsibility, which will be funded thru the development's participation in a community facilities district or other funding mechanism.
