Background:
The City Council approved the Final Map and Improvement Agreement for Griffin Park, Unit No. 8 on November 19, 2024. Griffin Park, Unit No. 8 subdivided approximately 33 acres of land into 122 residential lots, public rights-of-way and a lot for South San Joaquin Irrigation District access and infrastructure. The estimated cost of the improvements is $7,192,696.92, as included in the Improvement Agreement.

The installed improvements include all underground utilities (both wet and dry), curb, gutter, sidewalk, street pavement, street markings, street signage, street lighting, sewage systems, storm drainage systems, water systems, perimeter fencing and the park.

The public improvements for the Griffin Park, Unit No. 8 have been completed in accordance with the approved improvement plans. Refer to the attached memorandum from the City Construction Inspector (Attachment 3).

In accordance with the City of Manteca Municipal Code, the Performance Bond will be exonerated upon acceptance of the improvements by City Council and submittal of a Warranty Bond. The Labor and Materials Bond will be exonerated six (6) months after the date of acceptance if no claims have been received by the City for lack of payment.
