PROJECT DESCRIPTION

This is a request for an extension of an approved Tentative Parcel Map that subdivides a site consisting of 45.73± gross acres into four commercial parcels and one designated remainder. The commercial lots range in size from 1.0± acres to 1.90± acres, and the Designated Remainder is 41.95± acres. The extension of a parcel map is a routine item that can be handled without discussion as it does not trigger any policy issues. However the item was noticed and should the Commission wish to pull the item them may.

PROJECT ANALYSIS

For a full analysis of the project, please see Attachment 1, Planning Commission Staff Report.

ENVIRONMENTAL REVIEW

The project is determined categorically exempt from the requirements of California Environmental Quality Act (CEQA) per Article 19, 15315, Class 15, “Minor Land Divisions” as this is the division of property into four or fewer lots, the division is in compliance with the General Plan and Zoning Ordinance, all City services are available, the parcel was not involved in a division of a larger parcel within the past 2 years, and the parcel does not have an average slope of greater than 20 percent.
