Background:

The Dutra Property Tentative Map was conditionally approved by City Council on October 18, 2022. The Conditions of Approval reference the Manteca Municipal Code section cited below: 

 

The Manteca Municipal Code, Title 16, Part III, Chapter 16.23, Section 16.23.060(B)(1)(g) states:

 

Notwithstanding any other provision of this section to the contrary, the city council, by four-fifths vote, as provided in Section 1805 of the California Streets and Highways Code, may approve a part-width street along the boundary of a land division that consists of full improvements to the subdivision side of centerline, plus one twelve-foot paved traffic lane and one two-foot paved shoulder beyond centerline.

 

As such, the Developer has the option to request that the City Council approve street improvement construction to the partial width standard described above for Oleander Avenue and Peach Road.

 

The Developer has submitted a letter detailing the request for this option. The lands on the opposite side of the street, included with this request, are privately owned parcels. The Owner/Developer of each property will be responsible for completion of the full width street improvements when those respective properties develop.

 

Fiscal Impact:

There is no fiscal impact to the City associated with this action.
